- They take the deals produced by the Hunters and do a deep dive analysis on them.
- They collect data needed to come up with a business plan to create profitability from the project, if it's possible. That plan includes everything from the price to pay for the property, target rental rates, renovation budget allowed, and plan to reduce expenses and increase net operating income.
- The Brain also stays in touch with trending interest rates and is always talking to banks and mortgage brokers to make sure they are using today's financing terms to get the best snapshot for each deal.
- The Brain works with the Hammer on the renovation and rental target plan to make sure they are realistic. They also work with the Money to build a case to the company's investors as to why the project is a good investment, and they also give the Money the capital raise target to make the deal happen.
- The Brain stays in touch after closing also to make sure the deal is moving along according to schedule and budget.

- Their job is to focus their efforts on one market and become an expert in it.
- They get to know all the brokers, the sellers, the good blocks and the bad blocks.
- They stay on top of the market data and the trends, and report back to the team on how these changes will help or hurt the company's efforts to buy more deals in that market.
- They also keep relationships in good standing, making sure that when a new deal comes to market, they are the first to know.
- They are very clear on the company's buying standards and can filter out the deals that won't fit the company's standards and push the ones that will up the flagpole quickly.
- The Hunter works closely with the Brain on the analysis of every new deal and helps collect current market data as needed.
- The Hunter works with the Hammer to find local vendors and relationships to implement the business plan, and they work with the Money to keep the company's investors in the loop on changes to the target market.

- They help procure financing and are in conversations with the Brain and the mortgage broker or bank.
