These terms and conditions outline the rules and regulations for the use of DeRosa Group’s Website and Educational Products, located at https://www.derosagroup.com/.

 

By accessing this website we assume you accept these terms and conditions. Do not continue to use DeRosa Group if you do not agree to take all of the terms and conditions stated on this page. In the document, we, us, me, all refer to DeRosa Group, Matt Faircloth, its associates, employees, partners, and related entities.

  • WHAT DOES DEROSA OFFER INVESTORS?
    We offer passive “hands off” investments through the form of becoming an equity partner in apartment buildings, a private lender on short term projects, or a turn key investor. The most important thing is that we learn first about your investment goals and then determine the right fit from there.
  • WHAT IF I WAS INTERESTED IN BEING MORE OF AN ACTIVE INVESTOR?
    Your best bet is to participate in our education programs. We do offer strategic partnerships to those that are active long term in our education communities and have proven themselves to be committed to win-win arrangements.
  • WHAT IS AN ACCREDITED INVESTOR?
    The SEC has set up a benchmark for investors having to do with their income and their net worth. The thought process is that if people make above a certain amount of money or have a certain net worth, they have proved themselves to be financially astute and are allowed to invest in more complex offerings, like hedge funds, venture capital, and real estate equity deals. The benchmarks for being accredited are as follows. Investors must meet one of the following to qualify: An individual income of more than $200,000 per year, or a joint income of $300,000, in each of the past two years, with the expectation to reasonably maintain the same level of income going forward A net worth exceeding $1,000,000, either individually or jointly with a spouse. This figure excludes the equity in their primary residence.
  • DO I NEED TO BE ACCREDITED TO INVEST WITH DEROSA?
    Requirements for accreditation are deal specific. That said, you do need to have some investment education in your background. If you can state that you have participated in these types of investments before or display that you have the knowledge to evaluate them on your own, you would qualify as a "Sophisticated Investor" and would declare yourself as such. If you are brand new to the world of real estate investing, we recommend that you get educated first through our education offerings and through online communities like BiggerPockets.
  • CAN I INVEST WITH MY RETIREMENT ACCOUNT?
    Yes. It needs to be rolled over to a Self-Directed custodian to do so. We work with all custodians. If you do not currently have a custodian relationship in place, please contact us at investor@derosagroup.com and we can recommend several that we have found to be very easy to work with.
  • HOW IS MY INVESTMENT PROTECTED? WHEN DO I GET PAID AND MY MONEY BACK?
    It depends on the investment vehicle. For an equity syndication deal, you have a percentage ownership of the company that owns the property, like owning shares of a stock. You will receive all the documents confirming that ownership when you sign up. Once the property is stabilized and meeting our financial projections you will start receiving regular distribution checks. Sometimes we refinance the properties and return some or all of investor capital at that time. In other circumstances, we return investors capital when the property sells.
